There are distinctive differences in residential housing styles between Korea and Western countries. The housing types in these countries usually are divided into less than five storey townhouses or high-rise apartments in urban areas and detached houses in suburban areas, while high-rise multipurpose building complexes with a floor area ratio of 800 percent and apartments with floor area ratio between 300 percent~500 percent account for 70 percent of the entire housing types in Seoul City.

Housing demand in Seoul is limited due to the cost of land prices and sales prices in urban areas. Also, as most people who don’t need to live in Seoul move to other cities situated on the outskirts of Seoul, housing shortages in these cities have resulted in the development new towns.

What is interesting is that the population residing in Seoul and its metropolitan areas is about 49 percent of the entire population of Korea (2010 census survey, national statistics office). However, most construction companies uniformly build high-rise apartments in these areas in order to accommodate drastic housing demand in new towns.

Thus, this housing situation only makes the urban areas surrounding Seoul increase in size. As it is difficult to find affordable housing and land to be developed for residential housing unit in urban areas, people have recently begun to turn their eyes to townhouses which have a more natural environment in suburban areas with a well-established infrastructure. Therefore, the “Hermann Haus” can be viewed as collective residential housing with low density, rather than as detached houses or personal retreats.

Like suburban houses in Western countries which are developed as low-density housing units, compared with townhouses in urban areas, the “Hermann Haus” format is a low-density housing style with a floor area ratio of 100 percent. In addition, the continuity of sharing neighboring walls, reasonable planning of entire land areas and relatively spacious 205m2 (2207ft2) plot of land per household are other advantages of the Hermann Haus housing format.

Moreover, it is just 40 minutes away from Seoul and boasts modern compact housing units with a floor space of 85m2 (910ft2). The Hermann Haus is a rural collective housing type that features a community complex of continuously arranged households that minimized construction costs and offers personal front and back yards for each household. Thus, it can be said as a new form of residential housing unit that can replace uniform apartments with maximized density in this era of serious urban housing shortages.

’헤르만 하우스‘는 전원에서 볼 수 있는 개인 별장 또는 단독주택의 개념이 아니라 서울과 가까운 곳에 대한 상대적으로 저밀도로 개발된 거주용의 집합주거 개념이다. 외국에서의 suburban house가 도시에 있는 타운하우스들에 비해 저밀도로 개발되는 것과 마찬가지로 한국에서 '헤르만하우스’는 서울 안에 있는 아파트형 주거에 비해 용적율 100%로 비교적 낮은 밀도의 주거라 할 수 있다. 더불어 아파트에 비해 적층의 개념보다는 벽체를 공유하는 연속성을 강조하면서, 전체 계획 부지를 최대한 합리적으로 공유하고 나누려 했으며 결과적으로 세대 당 분배되는 대지 지분(205m2(2207ft2))이 상대적으로 크다는 것도 장점이다.

서울과 40분 정도의 거리로 도시로의 접근이 용이하면서 전용 85m2 (910ft2) 형의 컴팩트한 주거 공간, 시공비를 최소화 할 수 있도록 단위 세대를 연속적으로 배치하면서 형성한 커뮤니티형 단지, 개별 유닛의 전후로 작은 정원을 갖게 되는 단독 주택의 장점을 가진 전원형 공동주택 유형이 처음으로 ‘헤르만하우스’에 적용되었다. 이같은 장점으로 지속적인 도시 주거의 부족을 겪는 상황에서 최고 밀도로 짓는 아파트를 대체하며 나타난 새로운 타입의 주거 유형이라고 할 수 있다.
